Summer — Cooling tune-up
Peak-season checks · 9 tasks
How often should HVAC maintenance be done?
Plan two visits a year: a spring cooling tune-up before the first hot stretch, and a fall heating tune-up before the first cold snap. Heat pumps benefit from both visits because the same unit handles cooling and heating. Filter changes happen more often — every 1–3 months depending on filter type, pets, and runtime.
What's in a residential tune-up?
Cooling: filter, condenser-coil clean, refrigerant charge, capacitor and contactor test, condensate clear, thermostat calibration, electrical tightening, and a 18–22°F temperature split at the supply register. Heating adds heat-exchanger inspection, combustion analysis (CO ppm), gas-pressure verification, burner/flame-sensor cleaning, and safety-switch tests.
Running more than a handful of maintenance plans?
Printed checklists work until renewal dates start slipping. Ratchly tracks recurring maintenance jobs, auto-schedules the next visit, and turns each completed checklist into a customer-ready service record — built for 1–5 tech HVAC shops.
